The following is an indicative list of services available to private individuals, businesses and self builders:
Pre – Contract
Project Inception Stage
A budget estimate can be produced when a project is in its infancy and sketch/concept designs are only available. This allows the Client to decide whether or not to proceed with a project at an early stage.
Cost Plans
Upon receipt of supplementary information we can produce a more accurate assessment of the estimated construction costs. This allows the Client to make changes to the design if required prior to resources being expended on a detailed design.
Quantity Surveying tender documentation preparation – Bills of Quantities, Schedule of Rates, Schedule of Works, Bills of Approximate Quantities, etc.
Once the Client is satisfied with the proposed design and estimated construction costs we can liaise with other members of the Design Team to produce tender documentation to be issued to Building Contractors for tendering. We can create a pricing document/bill of quantities which ensures that selected Building Contractors are pricing the same work. It also establishes a reference document for post contract valuations and variations.
Tender Review and Contract Award.
Following receipt of tenders from Building Contractors we can carry out a comprehensive review and assessment of tenders. This will then be incorporated into a tender report which concludes with recommendations for appointment of a Building Contractor.
Once the Client has issued instructions to proceed with a selected Building Contactor we can issue contract documentation for signing, safeguarding the interests of the Client.
POST-CONTRACT
Interim Payment Recommendations
Brosnan Quantity Surveyors protect their Client’s interests once the Building Contractor starts on site. We visit the construction site at regular intervals and examine the works carried out and recommend amounts due for payment.
Variations/Extras
Should variations be raised by the builder we can decipher whether or not they are legitimate. If they are we can value and agree same. Similarly, we pay close attention to ensure that savings are detected and passed on to the Client.
Cost Control – Interim Cost Reporting
Following each interim recommendation we can produce a detailed cost report which gives the Client a synopsis of the project budget. It contains details of amounts paid, extras agreed, extras yet to be agreed etc.
Agreement of Final Account with Building Contractor
Following completion of the project the Building Contractor will submit a Final Account for agreement. We examine the document in close detail and skilfully negotiate with the relevant Building Contractor ensuring the best settlement possible for our Client.
